Largely financed by Low-Income Housing Tax Credits, Falcons Landing is the first affordable housing development in Mountain Home, ID in over two decades.

The development will feature a 60-unit multifamily community affordable to a variety of incomes.

During a time when the City of Mountain Home struggles with housing inventory for their growing city, Falcons Landing will deliver 60 units of much needed affordable housing. The spectrum of affordable units range from 30% AMI (considered extremely low income) to market rate.

A community effort

Thank you to all who helped make Falcons Landing a reality, including: The City of Mountain Home, Idaho Housing and Finance Association, United States Department of Agriculture, Idaho Department of Commerce, Elmore County, Richman Capital, Bonneville Multifamily Capital, RCAC, Doug Peterson, CSHQA, The Land Group, Blue Cross of Idaho Foundation for Health, WICHC, St. Luke’s, Boise Regional Realtors, Intermountain MLS, Dan and Micki Chapin fund at the Idaho Community Foundation, BJB Law Group, Franklin Building Supply, Boise Cascade, Property People, Kier Construction, and the Housing Company.

The units

A combination of two (2) and three (3) bedroom units will allow for a variety of households to be accommodated within one community. 

This site will also include a community room and shared amenities. Additionally, future phases will include 16 single family homeownership units, and LEAP will seek to add a second phase of 50-60 LIHTC multifamily units in the future. 

A vision for health

In a partnership with the Blue Cross of Idaho Foundation for Health and the Western Idaho Community Health Collaborative (WICHC), LEAP will focus on health at Falcons Landing through awareness and prioritization of social determinants of health.

WICHC reviewed a number of community health data resources and determined the following things are the top three health priorities in the community of Mountain Home:

  • Mental & Behavioral Health

  • Chronic Disease

  • Community Connection

WICHC also provided several recommended steps for LEAP to implement at Falcons Landing, including:

  • Establishing a resident board

  • Employing a community coordinator

  • Partnering with community health workers

  • Creating a community pantry

  • Integrating culturally inclusive colors and designs for the Latinx community

Falcons Landing will be LEAP’s first health-focused housing project.
